Progressing Rapidly with Early Highlights
As of now, five greens have been constructed at Old Shores, and there’s buzz that preview play on up to 12 holes could kick off as early as October. Both Doak and Moser have previously teamed up on significant projects, with their collaboration on Pinehurst No. 10 being especially noteworthy—it opened in 2024 and now sits at an impressive No. 15 on Golfweek’s Best list.
With Moser’s extensive background contributing to many designs worldwide, like Rosappena and Te Arai, her role as the lead associate designer brings a wealth of experience that bodes well for the success of Old Shores.
Setting the Stage for the Future
The ambitious project will reportedly include two 18-hole resort courses, a par-3 course, a nine-hole private course, and even a 12-hole community layout. The first course, being designed by Doak, is set to begin grassing the first finished holes next May, with a grand opening slated for the fall of 2027. Initial development phases will include those two public-access 18-hole courses, along with a mix of shorter layouts to cater to all types of golfers.

Located just 30 minutes north of Panama City and on a scenic stretch south of Interstate 10, the Old Shores site stands out because of its remarkable sandy terrain. This topography diverges from the typical flat golf courses popular in Florida, offering exciting elevation changes and karst depressions that can plunge up to 80 feet deep. These natural features create a dramatic backdrop that may well position Old Shores as one of the most breathtaking golf destinations in Florida.

The design plans extend beyond the golf courses themselves. The envisioned villages at Old Shores draw inspiration from charming Scottish walking towns, placing a strong emphasis on car-free accessibility. With 4,000 acres dedicated to this venture, plus an additional 60,000 acres from a partner, the opportunity for future expansion is significant.
Luxury doesn’t stop with golf; founding memberships are available for a cool $115,000, along with 21 exclusive estate homesites starting at $1.3 million.
